Retail Center Construction and Renovation Developments

Design/Build Parking Garage

Location: Los Angeles, CA
Type: New Construction

This multilevel parking structure was awarded to Licha Construction, Inc. as a turn-key design/build project. This structure sits on 156 concrete piles, due to poor soil conditions, and has 4.5 acres of site work for truck parking. A new water service was brought in from the street for fire hydrants and sprinklers. Completion date for this 423 car garage was in December 2004.

Commercial Truck Wash Facility

Location: Los Angeles, CA
Type: New Construction

2-Bay Truck Wash Facility. This is an industrial truck wash for an international trucking company. This is one of several similar projects completed by Licha Construction.

Package Recovery Facility

Location: Sylmar, CA
Type: New Construction

Design and built with schedule in mind, this 8,818 sq. ft. all steel building sits on a raised concrete foundation. There are no doors on this structure as the building is in operation 24 hours a day and is filled with conveying systems throughout. This project was completed in 2002 with Terry Gilmore as the on-site superintendent. Bob Clements of Clements and Clements in San Marino was the architect.

Walgreens Santa Fe Springs

Type: Retail Warehouse

After having completed dozens of pharmacy/retail buildings in our history, this was Licha Construction's first Walgreens. Due to the age of the area, and the high density of buildings and utilities, extensive underground utility work needed to be completed. Before aboveground construction could begin, the dirt site became a maze of shoring plates and trenches as utilities were replaced, relocated, and added. Since this project, the developer has requested Charles Licha Construction to bid all other Walgreens. Construction was smooth arriving on time and on budget.

Cable Retail Center

Type: Shopping Center

This high-end retail centered located on Ventura Blvd. in Woodland Hills was inspired by the owner’s recent visits to the Mediterranean. Construction began in April 2007 on each of these four tenant 6,000 sq. ft. buildings.

Along with extensive site redevelopment (previous location of a gas station), Licha construction performed many street/city upgrades at this site. The detail and care that Licha Construction puts into their work is evident every time one visits this center. The architect was KKE Architects Inc. of Pasadena.

Longs Drug Stores

Type: Tenant Improvement

Longs Drug Store #530. 12,000 sq. ft. retail and pharmacy area with additional 8,163 sq. ft. two story wood frame. The store is fully sprinklered and has a monitored fire alarm system. Also includes roll-up doors to warehouse area, offices, restrooms, and a computer room. The architectural firm was MCG Architecture of Pasadena CA. Terry Gilmore was the on-site Superintendent for this 2000 project.

Longs Drug Stores

Type: New Construction/Building, Shops, Sitework

Longs Drug Store #574. Longs Drugs awarded Charles Licha Construction, Inc. a $3.3 million contract for their new flagship store and development of shop buildings. The site was cleared of the existing buildings and prepared for the new 32,000 sq. ft. structure.

The Longs store encompassed 19,000 sq. ft. of the building while the remainder is retail shops owned by Longs. The building is Spanish style with stone columns, smooth plaster finish and tile roof. The architectural firm was PSM Architects, Inc. of Walnut Creek CA, and Robert L George was the on-site Superintendent. This project was completed October 2004.

Universal Studios Hollywood

Location: Universal City, CA
Type: Tenant Improvement

Universal Amphitheatre Rehab Project. Major upgrade of entire facility up to ADA standards. Included 2 new kitchens and 2 new bars, 5 elevators, upgrade of 4 public restrooms, new décor and paint inside and outside, new exterior Food Service Kiosk. Terry Gilmore was the on-site superintendent for this 2000 project.
